You will receive an e-mail from us confirming the availability of the apartment, at this stage we request a non refundable deposit of 10%, this is payable by credit card or by Bank Transfer BACS. Upon receipt of this payment the booking will be confirmed. The balance of the total cost is payable, in full, one week before arrival. You will receive an e-mail reminder. If any payment due is not paid after the reminder we are entitled to assume that you wish to cancel your booking. For bookings made within one week of arrival payment will be required in full.
Please note, we do not store credit card details nor do we share customer details with any 3rd parties.

All cancellations & changes must be confirmed in writing by e-mail. A full refund will be provided for cancellations notified before 3pm one week prior to arrival minus 10% deposit payment; thereafter 100% of the rental charge will be held.
If any changes are made to check in or check out dates 7 days notice is required before arrival. Thereafter no changes/ amendments to shorten your stay can be made or refunded. However if you need to extend your stay please contact reservations who will advise you on availability.
If the apartment cannot be made available for the period booked due to events beyond our control and we require to cancel the booking, the whole of the monies paid will be refunded; the client will have no claim against us. You are advised to take out a Holiday Cancellation Insurance Policy.
Apartments are available for check in 3pm on day of arrival. When you know you're expected arrival time we ask you to let us know in order to arrange key collection & a personal introduction to your apartment. Alternative entry times may on occasion be agreed, contact us to discuss.
Departure is by 11am on day of departure. All additional hours will be charged as one day unless otherwise agreed. It may be possible to organise for a cot or folding bed to be available for a baby or small child, please contact us to discuss.
Please note that on arrival you may be asked for a £250 returnable security deposit against any excessive damages that may incur during your stay. This deposit will be returned to you minus any expenses 48 hours after your departure. If we make a deduction from this deposit we will provide a detailed breakdown of the issues and the cost of rectifying them or loss or keys/fobs. The payment of the security deposit will not limit the liability of clients; if damage occurs and this exceeds the amount deposited or should no deposit have been given, clients may still be held liable for excessive damage.
The number of people staying in the apartment should not exceed two (three with prior agreement). This does not restrict you from having guests as visitors, however use of the apartment for an excessive number of people for a party or similar is prohibited. Use of the apartment is for normal domestic purposes and subletting is strictly prohibited.
If you have a problem during your stay please contact us immediately and we will do our best to rectify this. We reserve the right to decline accommodation and / or to demand the immediate withdrawal of any persons not complying with these conditions, or for any conduct detrimental to the comfort of adjacent guests or neighbors.
We expect the apartments to be left in a reasonable state on departure. If at our discretion we believe that an excessive degree of cleaning is required the charge for this will be £100. Please advise us of any breakages that occur during your stay, you will not be charged for incidental damage which occurs as a result of normal use. Where, in our opinion, there has been excessive damage you will be liable for the costs involved in rectification. Such costs will be deducted from the security deposit (if taken) or submitted to you as a bill.
You will be issued with one set of keys. If the keys are lost there shall be a charge of £75 for replacement.
An emergency call out number is provided on arrival. If this number is used between the hours of 10pm and 8am for anything other than an emergency, we reserve the right to charge £50.
The use of the property and its equipment is entirely at the Client's risk and no responsibility is accepted by us either for injury to the client and any member of his/her party, or loss or damage to belongings. You are advised to take out adequate travel and personal insurance.
We reserve the right of entry to the apartment at all reasonable times, for the purposes of inspection or to carry out necessary repairs or maintenance. Other than emergencies, notice will be given.
Any items left in any of our serviced apartments will be kept for 3 months after the departure date.
No pets are allowed in our serviced apartment at any time
No smoking is allowed in the apartment and a penalty of £100 to fumigate the apartment will be deducted from the client.
We believe that all the information on our website is accurate. However information and images are subject to change. Please note that the furnishing details of each apartment are individual, with the published images showing a representation.

A Contract, under English Law, will be deemed to have been entered into, embracing the above Terms & Conditions, when a booking is made by the Client, accepted by us and the initial deposit paid.
This website uses Google Analytics to help Analyse how users use the site. The tool uses "cookies," which are text files placed on your computer, to collect standard Internet log information and visitor behavior information in an anonymous form. The information generated by the cookie about your use of the website (including IP address) is transmitted to Google. We will never (and will not allow any third party to) use the statistical analytics tool to track or to collect any Personally Identifiable Information (PII) of visitors to our site. We will not associate any data gathered from this site with any Personally Identifiable Information from any source, unless you explicitly submit that information via a fill-in form on our website.

If you are making a purchase, we will request financial information including your credit card number, expiration date, and security code. Any financial information we collect is used only to bill you for your purchase. This information may be forwarded to your credit card provider. We will not disclose personally identifiable information we collect from you to third parties without your permission except to the extent necessary, including: To fulfill your requests, to protect ourselves from liability, to comply with the terms and conditions of our internet host provider.
